Who decides what is included in an ALTA survey?
The core content is set by the ALTA/NSPS national standards. The optional Table A items are negotiated among buyer, lender and title company — we help scope which items the transaction actually needs.
Does a lot line adjustment create a new parcel?
No. It changes the shape of existing parcels without increasing their number, which is why most jurisdictions process it more simply than a subdivision.
Can survey work be scoped to a closing calendar?
We scope schedule alongside price before starting and coordinate delivery with the parties, but portions that depend on third parties — title commitment revisions, agency review — are outside our control, and we say so plainly rather than promise a date we cannot guarantee.
